Foreign buyers' trends for Phuket condos shift — greater focus on villas and mid-price segment

A recent real estate business report indicates a change in behavior among foreign investors in Phuket. Data from a major property consultancy show that foreigners’ preferences have shifted away from luxury condominiums in prime beachfront or city-center locations toward villas and mid-priced housing. Transaction databases indicate areas such as Bang Tao and Cherngtalay have foreign purchase shares as high as 67%, while in Bangkok the share of condo purchases by foreigners is about 32%.

Factors driving this trend include foreign investors’ increased caution amid a slowing global economy. They are looking for value — properties that can generate income from long-term rentals or serve as holiday homes offering greater privacy. Villas in the price range of roughly 10–20 million baht have become an attractive option for buyers seeking a balance between cost and quality of life.

For Phuket developers, many are adjusting launch strategies to emphasize detached houses and small-to-medium villas that appeal to both foreign and Thai markets. These strategies include redesigning house plans, offering property management services for owners who are not permanent residents, and partnering with short-term rental platforms to capitalize on tourism income. Many projects are also adding features that emphasize privacy, security and amenities such as private pools and landscaped gardens.

Regarding local community impacts, the rise in villa purchases could help spread economic benefits from tourism hubs to outlying areas. However, there are concerns about changes in land prices and the cost of living. Local councils and relevant agencies must monitor social effects such as local residents’ access to housing, community changes, and increased infrastructure demands — for example water, electricity and waste management.

Moreover, the growing demand from price-sensitive foreign investors reflects that Phuket’s property market is entering a “new phase” in which developers and real estate agents must be more flexible while facing construction-cost and financing pressures. Some developers have chosen to delay launching luxury projects or to downscale developments, while investment and tourism promotion agencies are considering incentive measures that align with local development plans.

In summary, although Phuket’s real estate market still benefits from being a popular tourist destination, demand patterns are shifting toward value and privacy. Local businesses, urban planners and government agencies need to adopt policies that support sustainable growth to balance economic development, preserve local quality of life and maintain long-term tourist appeal.
